We are not a broker

Property Desk is an independent property research resource. We are not a licensed real estate broker and do not sell, list, or transact property. We introduce readers to licensed brokers and may be paid for that introduction.

Nothing here is an offer to sell property, an invitation to buy one, or an advertisement for any specific unit. We hold no Dubai Land Department advertising permit because there is nothing here to advertise.

Published data, not advice

This site reports what was registered with the Dubai Land Department and published as open data. It is not legal, financial or tax advice, it does not know your circumstances, and it cannot see the contract in front of you. Before committing, take advice from someone qualified who can.

A community median is not a valuation of any property in that community. It covers every building, age, floor and finish there at once, and the spread within a single community is frequently wider than the gap between two of them. Do not read a community figure as a price for a specific home.

Figures go out of date

The register is republished continually and this site is rebuilt from it periodically, not live. Every figure carries the date of the most recent sale behind it. Treat what you see as indicative, and confirm anything you intend to rely on against the Land Department directly. We do not warrant that any figure is current.

Where the underlying record is thin we do not publish a median at all rather than publish an unreliable one, which is why parts of the map carry no figure. An absent number is a deliberate answer, not a gap.

Third-party names

Authorities, banks and developers are referred to descriptively, to explain how a transaction works. Those names belong to their owners, and reference does not imply affiliation or endorsement in either direction.

Liability

This site is provided as it is. To the extent the law allows, we are not liable for loss arising from decisions taken on the basis of it. That is not an attempt to disclaim carelessness on our part: it is an acknowledgement that a published median cannot know the property in front of you, and that the person who can is the one you should be paying.
